Do you dream of living the castle life? Contrary to some preconceived ideas, know that this project is accessible for less than a million euros. For example, the Barnes network of real estate agencies, specializing in luxury goods, is offering for sale a 425 square meter castle, spread over three levels, at a price of 860,000 euros. Located in Sologne (Centre-Val de Loire), this neo-Louis XIII style building, with its brick facades and its numerous dormer windows with semi-circular pediments, embodies the architectural charm representative of the period.
Do you want to dream a little longer? This castle for less than a million euros houses the following living rooms, living room, library, dining room, all carefully restored while respecting the original elements. “Owning a castle in Sologne is not limited to making it a simple residence, it is also a responsibility towards the preservation of architectural and cultural heritagel,” specifies the Barnes agency.
An exemption from transfer taxes
In addition, the purchase of a castle can prove to be a particularly advantageous long-term investment strategy, thanks to the “Historic Monuments” regime. Adopted in 1913, it encourages the restoration of historic buildings by allowing owners to deduct in whole or in part, depending on whether the property is open to the public or not, restoration expenses from their taxable income. Note that unlike other devices, this advantage is not subject to the capping of tax loopholes.
Of course, the maintenance of such a building remains particularly expensive. But it is sometimes possible to benefit from financial aid and subsidies to finance restoration work, which can facilitate their completion while guaranteeing the preservation of the authenticity of the original materials and construction techniques. For example, the Tuilerie de la Bretèche in Ligny-le-Ribault (Loiret), the last artisanal brickworks in the Sologne region, supplies materials that meet the requirements of French building architects, thus ensuring the quality and durability of the restorations. Another significant advantage is that the transmission of a historic monument as part of a donation or inheritance may be exempt from transfer taxes free of charge.
