It is closely scrutinized by buyers and tenants. The energy performance diagnosis (DPE) has become an essential element when selling or renting real estate. No less 4 million DPEs were made last year According to the Minister of Housing Valérie Létard. As a reminder, it makes it possible to assess the energy consumption of housing and its impact on the environment in terms of greenhouse gas emissions. Once diagnosed, real estate is assigned a note ranging from A, for the most efficient accommodation, to G for the worst thermal stores. If it has become an essential step to be carried out by the owners – the accommodation noted G being in particular prohibited from rental since January 1, 2025 -, the cost of this diagnosis can vary significantly from one department to another. According to a study published this week by the site specializing in the making of online diagnostics Kiwidiag, the average price of a DPE for a three-room apartment (between 60 and 90 square meters) amounted on December 1, 2024 to 347 euros. However, this average masks significant disparities according to the departments. For example, it takes 284 euros on average to make the DPE of an apartment in the Hérault, the lowest price in France. Conversely, the Aveyron records the highest means, namely 530 euros for the diagnosis of a three room.
Regarding Paris, count on average 300 euros for the realization of the DPE. But beware, do not hesitate to contact several diagnosticians in order to compare the prices since Kiwidiag found that some professionals charge up to 600 euros the achievement of a diagnosis. Note that all the rates identified in the study include travel and reporting costs.
Prices are soaring in areas that lack diagnosticians
So how can we explain these price differences according to the departments, when the services are a priori similar? First, the local supply of certified diagnosticians is largely affected on price levels. Kiwidiag is indeed a negative correlation between the number of diagnosticians in a department and the minimum price of the DPE. In other words, the higher the number of diagnosticians certified in a department, the lower the average price.

Conversely, the department who suffer from a diagnostic shortage see their prices flare. In addition, the level of local demand, the cost of living, as well as regional specificities can also influence the prices charged. Note that it is important to verify that the diagnostician chosen is well certified by an accredited body. Indeed, a DPE produced by an unkrocked professional will have no legal value and may be disputed during a real estate transaction.
