Do you have to buy right now?
It is a period that is rather conducive. The real estate market is a little more dynamic at the moment, we have arrived on a level, the prices are stabilized, buyers return, funding is easier to obtain, even if the files are still looked at by banks. But, suddenly, we have a renewed dynamism of the really significant market since the first half of 2025.
On realizes that for people who want to buy, who have the means to do it today, it’s a good time. Because in fact, rates have dropped. We do not pay the borrowing too expensive compared to the last years that we have just lived. And at the same time, the prices have also been tightened to stick on demand.
What should you be careful when you buy?
When you embark on the purchase, generally, what you recommend is never to rush because the market allows you to have lots of products for sale. There are more offers than requests. And once we have found the good, it’s important to be lit about what we buy. So if it is an apartment, you have to read all the documents before making the purchase proposal, studying the PV of GA, the work envisaged in the medium term in the condominium, the DPE etc.
This is an important point too if it is not good. It is possible to buy a not good DPE and improve it, do work, it can be an opportunity. You have to study everything before making the proposal to avoid buying too much or being fooled.
And what about rental investment?
Generally, what I recommend to my clients when they make an investment is to go on an investment that is already profitable for purchase. Not go on the added value or the margin that can be done at the end. There is really that there is immediate profitability on the property as on a conventional rental. So that the operation is already viable on a conventional rental.
After, to have profitable goods, we also advise to get out of cities, large cities, because we have the caps of rents, we have prices that are often high in big cities. So, it is better to go on slightly smaller cities where we have better profitability.
We are not necessarily rich when we make a rental investment. It is more to prepare for retirement, to create a heritage, to help your children too. So when it’s like that, you really have to be careful not to get in financial difficulty if there is a turnaround. This is why the balance must be done as soon as you purchase. And not speculate on the sale.
