The supervision of rents, implemented in 2019 in Paris, really an effective device? Nothing is less certain, according to the results of a study published this Tuesday, May 20 by the company Price Hubble, specialized in advice and analysis for the real estate sector. The Data Scientists of Price Hubble have indeed analyzed 290,000 ads for the rental of Parisian apartments since July 2021, using artificial intelligence, in order to identify the owners who apply a “rent supplement”. This element allows donors to legally display rent higher than that fixed by the management of rents if the property “Exceptional characteristics».
Among the announcements analyzed, 7,500 explicitly mention an additional rent. Obviously, many supplements are probably applied without being declared, either by omission or by bypassing rules. So what are the amounts of these famous increases applied by the donors? Of the 7,500 announcements detected, the distribution is as follows. About 15% of them mention a supplement less than 50 euros, 19% between 50 and 100 euros, 28% between 100 euros and 200 euros, and above all 40% display an additional rent greater than 200 euros.
The study also reveals that the amount of these rent supplements has continued to flare in the past three years. In 2021, the median increase applied by Parisian owners amounted to 146 euros. This amount then increased continuously to reach 162 euros in 2023, 174 euros in 2024 then 178 euros in 2025, which represents on average no less than 12.5% of the total amount of rent included.
An average exceeding of 250 euros in the 1st arrondissement
Note that the level of rent supplements varies strongly depending on the location of the property. The highest median amounts are thus observed in the 1st arrondissement, where the median supplement reaches 250 euros, followed by the very prestigious 8th at 230 euros and the 16th at 226 euros. Other districts, such as the 6th and 7th, also exceed the 200 euros in median supplement. “”In the most expensive districts, the supplements are raised in euros but relatively contained in relation to the total rent. Conversely, in cheaper districts like the 18th, more modest complements in value can represent a very significant part of the rent paid by the tenant», Loeiz Bourdic analysis, Chief Product Officer, at PriceHubble.
Another teaching, the complements of rents applied by the donors are generally higher for furnished goods. Recall that in the rent management system, furnished accommodation already benefits from a increased ceiling, supposed to reflect a higher level of comfort. In the middle, the complement of rent is 159 euros for furnished, compared to 141 euros for empty housing.
Finally, note that when an additional rent is applied, the amounts requested logically increase with the size of the accommodation. The median increases amount to 114 euros for a studio, 155 euros for a T2, 210 euros for a T3, and more than 300 euros for a T5 or a T6. On the other hand, the smaller, the smaller the share of the rent of rent compared to the total loading rent included is high.
