In a study published this Tuesday, July 15, the company Casam – at the origin of a label for energy renovation professionals – estimates the number of main residences at seven million who will win a class on the DPE, thanks to its new method of calculation. Seven million, this still represents almost 23% of the total number of main residences in France, estimated at around 31 million by INSEE. And 91% of these seven million main residences, which will see the note of their Improved DPE of a notch, are heated to electricityunderlines Casam, who carried out his study on the basis of a sample of 9,105 DPE representative of the main residence park, thanks to the Open Data data provided by the Agency for the Ecological Transition (ADEME). In other words, “It is 47% of the heated to electricity dwellings that will win a class on the DPE on January 1, 2026”add Casam.

Faced with the rise in electricity prices in recent years, some households have opted for the installation of a wood or pellet stove, in addition to electric heating. Still in terms of the winners of the reform, the company considers that 50,000 housing classified G and currently rented will be able to boast of a DPE F on January 1, 2026. “They will therefore benefit from two years of additional respite”compared to the gradual prohibition on the rental of thermal colanders, underlines Julien Besnard, at the head of Casam. Indeed, since January 1, 2025, if your accommodation is noted G, you can no longer reread it after the departure of your tenant, or when the renewal of the lease occurs, three years after its signature in the case of a bare rental. This prohibition will not strike the housing noted F until January 1, 2028.
