If your dream has always been to buy an apartment near the Saint-Martin canal, in Paris, the moment has probably come to take action! In the fourth quarter of 2024, the 10th arrondissement of the capital joined the list of those where thee average square price is less than 9,000 eurosaccording to data published by the notaries of Grand Paris this Thursday, February 27. Bordering on the XE, the IXE, with its great boulevards a stone’s throw from Montmartre, saw, it, the average price per square meter of the old apartments fall under the symbolic threshold of the 10,000 euros in the last quarter 2024. The prices of the square meter now go 7,590 euros in the 19th arrondissementthe most “affordable”, at 13,460 euros in lifewhich remains the most expensive. Note that life is now the only arrondissement where the price per square meter exceeds 13,000 euros, the price in the 7th neighbor having dropped, at 12,420 euros.
Like the capital as a whole, where the price per square meter bent 3% in one year, at 9,500 euros in the fourth quarter of 2024, the drop in prices, a consequence of the real estate crisis initiated in 2022, continued almost all of the districts. Except for the 8th and 13th arrondissements but “These are micro-market»»relativizes Elodie Frémont, notary in Paris. The districts where prices have dropped the most in the last quarter of 2024 are the II, II, III and IVE, that the notaries of Greater Paris include under the name of Paris Center. An area where, despite this fall of 10.5%, the average price per square meter remains greater than 11,000 euros.
Towards a price stagnation in Paris
If you bought an apartment in Paris 10 years ago and you plan to resell it today, don’t worry, you will make a capital gain. Despite the drop in prices of 5.6% of the last five years, “They had previously mounted that they recorded a total of 17.6% over 10 years, the strongest in all of Ile-de-France”underlines Elodie Frémont. And add that “All the boundaries record capital gains over 10 years, starting with the most expensive, life, VIIE and VIIIE, which present a potential capital gain greater than 120,000 euros over 10 years”. The apartments are larger and betterexplains Thierry Delesalle, notary in Paris.
If you can wait a bit before selling, it’s even better. Olivier Clermont, notary in Paris, predicts a stagnation of prices in the capital, at 9,500 euros per square meter, by April, on the basis of the signed sales promises. It must be said that Le market seems to stabilize : If the number of sales in the capital plunged from 10% in 2024, to 25,000, a floor never observed since the financial crisis of 2009, it, on the other hand, decreased by only 5% in the fourth quarter, in particular thanks to the drop in mortgage rates. Olivier Clermont is convinced of this, “Real estate prices have reached their lowest point”. Elodie Frémont echoes him: “We must not wait for a collapse of prices in Paris, this will not happen”.
