Some real estate credit files pass without the slightest discussion. The bank says yes, almost naturally, without stress. This profile does indeed exist, and it meets precise criteria, far from just the high income that we sometimes imagine necessary. Pierre Chapon, co-founder of the online broker Pretto, paints a portrait: “The profile that will obtain its credit with complete peace of mind, without disappointment, is a profile that has readable and stable income »he begins.

So, “To have credit, you don’t need to have very good income. But a household with modest incomes is not excluded from credit.he assures. The CDI remains the simplest format for a bank to instruct, but it is not an absolute condition : a freelancer, a business manager, or even a seasonal worker who has a series of short contracts in the restaurant industry can obtain their loan under the same conditions, provided they present their file well.

A history that weighs more than status

“For someone who is not on a permanent contract, it all depends on the history. If there are three years during which the activity has remained the same, with stable or increasing incomethere is no problem »specifies Pierre Chapon. Beyond professional status, what reassures a bank is the regularity of income over several years, and not their gross amount. A well-documented non-employee file and in an activity where we know there is demand can thus obtain the same conditions as a classic CDI. He cites a telling example: “A childminder permanently booked, with a very good history and a monthly average which does not change too much, the bank says that it will always find work in this field”.

Another thing not to neglect: being able to show banks that you know how to manage your budget. This means never being overdrawn, and having regular savings. The profile that manages to regularly put the same amount aside every month will reassure the banks. Finally, a monthly payment “which does not exceed 35% debt” is the last piece of the puzzle for a perfect borrower file. However, he qualifies: “If the project exceeds this thresholdwe need to discuss it. This can be done depending on the remaining life, but risks raising the rate”.

The encrypted example of the file which passes without fail

Pierre Chapon gives a concrete case to illustrate this profile which should certainly have its merit. “A salary of 2,000 euros net, who puts 200 euros aside each month and requests credit with monthly payments of 700 euros: there is a 100% chance that it will be accepted »he says. This calculation remains within the maximum effort rate of 35% imposed by the High Financial Stability Council since 2021.

Especially since, in recent months, “credit moves very little, it’s stable”observes Pierre Chapon. “We can have rates which drop to 3.2 % at aggressive banks. Transactions are not very dynamic, so rates do not increase. It’s good visibility for finding credit”concludes the expert, who believes that buyers may hold the cards in hand.
