What if the housing crisis, which has been affecting the country for two years, was finally fading? Between mortgage rates which have fallen by almost a point since the start of the year, and property prices falling over the same period in most large cities, the situation is clearly improving for buyers. In this rather favorable context for borrowers, we invite you to discover the evolution of the average real estate purchasing power of households in the 50 largest cities in France. This indicator makes it possible to estimate the surface area of an apartment that a household can afford in each municipality with a monthly payment of 1,000 euros, and a contribution representing 10% of the price of the property, with a loan spread over 20 years at average rate of 3.60%. The simulations were carried out based on the average prices of apartments in effect on November 1, 2024.
A sign that the economic situation is clearly improving for buyers, the real estate purchasing power of households has been increasing since the start of the year in the majority of French cities. It is logically in medium-sized municipalities, where real estate prices are lower than in metropolises, that households have gained the most space since January 2024. For example, in Dijon, a buyer can offer an apartment of 67 square meters in November 2024, a gain of 3 square meters in just ten months. The increase in real estate purchasing power is even more spectacular in Le Mans, where apartment prices have collapsed by 12.6% since January 2024, to reach 1,754 euros per square meter. Consequently, buyers gained 16 square meters in the Sarthe prefecture, which represents an additional room.
Conversely, the average price of an apartment reached 6,086 euros per square meter in Antibes, limiting the average surface area accessible by households to around 28 square meters, a decline of one square meter compared to the start of the year 2024. The situation is similar in Cannes, where the price per square meter at 6,119 euros in November 2024 makes it possible to buy an apartment of 28 square meters with a monthly payment of 1,000 euros. Nice, with an average price of 5,175 euros per square meter, gives buyers a little more space with 33 potential square meters.
