For a co -owner, nothing more annoying than the email of his trustee assuring him of his “Pleasure to (him) send the call of quarterly funds” For the payment of Co -ownership charges. An exasperation which increases to the rhythm of these charges, up almost … 20% in France between 2021 and 2024, according to a barometer published this Thursday, May 22 by the start-up Manda, specializing in the administration of goods, and carried out on the basis of 50,000 lots of condominium and 500,000 invoices. A increase in the explosion of energy prices following the trigger for the conflict between Russia and Ukraine in 2022. “Condisk saw their heating bill double, triple, even quadruple overnight, which caused them cash flow problems before the implementation of pricing shield by the State and the renegotiation of their energy bills ”recalls Eytan Koren, co-founder of Manda.
Guarding still weighs heavy in the loads

Condominium maintenancewhich requires regular repairs, thus arrives in second position in the heaviest co -ownership charges, with a weight of 21%.
He is followed by the costs of guarding (20%). However, who still has the chance to have a building goalkeeper in 2025? “This is counter-intuitive because many condominiums separated from their guards thanks to retirement, and sold their lodges to finance energy renovation work”recognizes Eytan Koren. “But faced with the complexity of implementing this work and, in parallel, to the boom in parcel deliveries, many of them have rear machine”he explains.

The passage of elevators to 4G/5G, a not harmless load
At the other end, the elevators maintenance represents only 4% of co -ownership charges. For the moment … but Stop the 2G and 3G networksrespectively at the end of 2025/early 2026 and in 2028/2029, used in many elevators for telealerte systems when the cabin stops between two floors, “Will force the condominiums to modernize their devices”warns Manda. A technical adaptation “Often expensive, which could lead to a punctual increase in loads”warns the start-up.
“A technician will have to put the elevator to stop for two to three hours to change the 2G/3G module for a 4G/5G module. It costs Between 1,000 and 1,500 euros per elevatorexcluding technician travel costs ”specifies Eytan Koren. An amount hardly distant from the annual cost of the maintenance of an elevator, which he estimates at 2,000 euros. “This can represent a significant cost for co -owners in a small building”he underlines.
