When they buy their Victorian house dating from 1860 in Glasgow, Ruth and Tod are seduced by its authentic charm and its real estate potential. They still ignore that this property hides a real real estate treasure in its attic.
When investing in old real estate, the objective is often to value the property as much as possible thanks to clever work and developments. Ruth and Tod had precisely this idea in mind when they bought their Victorian villa dating from 1860 in Glasgow, Scotland. They already envisaged the necessary renovations to increase its resale value and optimize its rental potential. However, they were far from imagining how their new property would go beyond their expectations.
Very quickly after moving in February, the couple begins a meticulous inspection of their acquisition. Their attention is particularly focused on the attic, a space often neglected but which can represent a real opportunity to increase the living space and increase the real estate value of the property. “We had asked our real estate agent if the attic could be developed, because we were already thinking of the possible resale or a rental valuation,” explains Ruth. “He assured us that it was only a storage space, without real interest.”
However, Ruth and Tod still decide to check for themselves and discover two forgotten but very well preserved chambers. Admittedly aged and dilapidated, they nevertheless keep original decorative elements: old wallpaper with animal patterns, integrated cupboards, and even an old electric train. This remarkable real estate discovery constitutes a major additional potential for their house.
“It’s like going back in time, but fortunately, there were no ghosts up there, thank God!” Exclaims Ruth, relieved to have found no sign of paranormal presence. And as if the villa was not already large enough like that, these attic, despite a fairly low ceiling, represent a beautiful additional storage space, on which the couple does not spit. Even if the low ceilings make it difficult to transformation in the main living space, these rooms can be renovated perfectly to offer practical storage spaces or annex to unique historical charm. The couple now actively reflect on the best ways to enhance these new documents in order to maximize their return on real estate investment.
This experience clearly highlights the unexpected profits and the beautiful surprises that old houses can reserve in terms of real estate investment and renovation. Are you sure you have fully exploited all the real estate potential of your own house?
