When temperatures exceed 35°C, some see their swimming pool becoming much more than a simple relaxation space. For several years, specialized platforms have allowed individuals to rent their pool for a few hours, like a swimming Airbnb. A way to make expensive equipment profitable, while France has more than 3 million private swimming poolsmany of which are only used for part of the year.
The first question is obviously that of income. On the Swimmy platform, registration is free and each owner freely sets their price. There platform nevertheless provides a estimate depending on the location, the size of the swimming pool and the equipment offered. On average, a reservation brings in between 100 and 120 euros, with groups generally consisting of two to four people. THE owners earn on average 1,200 euros per season, but some do much better. In areas where the request is particularly strong, particularly around Paris, some swimming pools generate up to 30,000 euros in revenue over a season. “We have owners who, this year, even before July, had earned between 4,000 and 5,000 euros thanks to episodes of high heat”explains Raphaëlle de Monteynard, founder of Swimmy.
For example, a large family swimming pool located in the South-West could be priced around 8 to 9 euros per adult per hour, according to the estimate made by the platform during our interview.
Owner… but also tenant
Contrary to popular belief, it is not essential to be owner of his accommodation. A tenant can also offer the swimming pool of his home, provided he can prove that he actually occupies the accommodation concerned. A proof of address is requested and the platform then verifies the presence of the pool using different means, notably aerial views. The owner – or tenant – freely chooses the slots he wishes to offer.
Start with a reasonable price
The most common mistake is wanting to maximize immediately income. Raphaëlle de Monteynard recommends, on the contrary, practicing a price attractive during the first rentals. “Start with a price a little lower. You will more easily obtain reservations and above all good comments. Then you can gradually increase your prices. » As on Airbnb, early user reviews strongly influence ad rankings. A well-kept garden, a perfectly maintained swimming pool, clear explanations and a warm welcome will often make the difference. Conversely, an imprecise announcement or a poorly kept schedule can quickly discourage future tenants.
Income is taxable
Renting a swimming pool does not constitute a income ” discreet “. Like accommodation rental platforms, Swimmy is required to transmit certain information to thetax administration. Owners must provide their tax number when registering and the income received must be declared. Before publishing an advert, it is also recommended to check with your insurer that his housing contract covers this activity. Some warranties may require extension specific.
Safety remains your responsibility
Last point, and undoubtedly the most important: the security. The swimming pool remains one of the main places for domestic accidents among young children. If the platform systematically reminds families of the rules of caution, supervision is always the responsibility of the adults present. “We do not recommend children’s birthday parties around a swimming pool. It must be remembered that swimming pools are the leading cause of infant mortality from drowning and we are extremely vigilant on this subject”underlines Raphaëlle de Monteynard.
The 5 mistakes to avoid before renting your swimming pool
1. Wanting to earn too much from the first booking
A price slightly below the market often allows you to quickly obtain positive reviews, then gradually increase your prices.
2. Neglecting your announcement
Quality photos, precise description and up-to-date calendar remain the best levers to appear in good position in the results.
3. Forgetting to declare your income
The platforms communicate certain information to the tax administration. Income must be declared.
4. Not checking your insurance
Before welcoming swimmers, it is better to ensure that your contract covers this activity.
5. Underestimate security
Supervision of children remains the responsibility of the adults present. Renting a swimming pool imposes the same rules of vigilance as private use.
