“Although the rents of the social park are not conditioned by market issues (private park), differences exist according to the areas of rental tension due to the price of land and the additional cost of work linked to space constraints in the tentlands”decrypts the ancols. In other words, building social housing around Paris costs much more expensive than in the depths of the Creuse, so that the rent will be higher in the first case than in the second, “In a logic of financial equilibrium of construction operations”we read in the report. Conversely, “In some territories where rental demand is low, the competition with the private park contributes to low rent levels of social housing ”explains the ancols.

While the median rent in the Metropolis of Greater Paris is 7.50 euros per square meter in the social park, it reaches almost 20 euros per square meter in the private rental park. Either Almost three times more ! In Bordeaux, the median rent in the social park is 6.80 euros, against 12.30 in the private park. Figures which stand at 7 euros and 14.60 euros respectively in Nice, 6.30 and 11.70 euros in Lille or 6.70 and 12.30 euros in Lyon respectively. “In large metropolises, the median rent report between social park and private rental fleet is around 2”summarizes the ancols.
