According to data from the Ministry of Justice, 65% of actions taken by tenants concern the non-return of the security deposita dispute largely linked to the inventory of exit premises. In this tense context, the reliability of this document becomes a central issue for owners, as disagreements relate to the assessment of wear, damage or responsibility for the work.
“The objective is also to save owners time, without sacrificing the accuracy of the report.“, underlines Bruno Cantegrelat the origin of the development of Mr Hugoan artificial intelligence platform serving rental management.
Objectiveize findings without replacing humans
Unlike full automation, AI-assisted inventory is based on interaction between the user and the technology. The owner or manager takes photos, films and describes the elements observed. This data (images, videos and voice dictation) is then analyzed by AI, which identifies parts, equipment and visible damage.
For furnished rented accommodation, the tool notably facilitates the inventory of the premises at entry: the inventory can be compiled simply by voice dictation, the equipment being automatically recognized and listed.
The information collected is consolidated in a structured report, ensuring digital traceability complete and time-stamped evidence. At the output, the AI automatically compares the findings with those of the input and highlights the discrepancies. Without refereeing legal liability, left to the discretion of the owner with regard to the obsolescence grids and the contract, the digitalization of the process allows the creation of an opposable file of evidence, useful in the event of persistent disagreement, in particular before a conciliation commission or a court.
“The problem is concentrated almost exclusively at the exit inventory, when it is necessary to determine who is responsible for what. AI above all makes it possible to provide factual elements where, until now, everything was based on interpretation“, underlines Bruno Cantegrel.
Beyond the reliability of findings, artificial intelligence also provides a significant gain in productivity. According to tests carried out by the company, the time required to prepare an inventory can be divided by four, going from around an hour to around fifteen minutes. Still marginal, these solutions nevertheless illustrate an underlying trend: AI is gradually becoming a decision-making tool for donors.
