Real estate property tax has soared in recent years, with an average of 1,826 euros in property tax to be paid in 2024. And among the owners, some are much more heavily imposed than the others.

In which department of France is land ownership the most heavily taxed? Here is the main question to which the latest study by the Directorate General of Public Finance (DGFIP), published on May 6, 2025, makes it possible to answer. Of the 29.38 million property tax notices issued by the taxman in 2024, the average amount to be paid rose last year at 1,826 euros. If this local tax was limited to 1,036 euros in Creuse, 1,038 euros in Vendée, 1,082 euros in Haute-Corse or 1,146 euros in Indre, it climbed 2,450 euros in Paris, 2,522 euros in Seine-et-Marne, 2,648 euros in Hauts-de-Seine, 2,767 euros in Essonne, 2,931 euros in Guyana and 2,949 euros in Val-de-Marne. Above all, the property tax on built properties (TFPB) peaked at 3,642 euros in Seine-Saint-Denis and 3,644 euros in Mayotte. Or double the amount to be paid at national level!

Should we therefore conclude that the owners are more strongly imposed in these departments? Not necessarily because the number of multi-control – Those who have several goods – in these areas obviously influences the average amount on tax notices. For a finer analysis, it is therefore necessary to refer to the property tax invoice per square meter, which the DGFIP provided to Capital For each public inter -municipal cooperation establishment (EPCI) of the territory. Statistics that make it possible to obtain a classification of the property tax per square meter, depending on the geographical area.

With this analysis criterion, the differences are even more striking. If “On average, the residential premises are liable for 12.5 euros per m² of surface area under TFPB”introduces the taxman, this amount varies from the simple … at the Sextuple according to the EPCI. Or 3.44 euros per square meter in the community of communes of Vezouze in Piedmont, Meurthe-et-Moselle, at 21.37 euros for the community of agglomeration La Riviéra du Levant, in Guadeloupe. A maximum that the Metropolis of Grand Paris is silent, with 19.96 euros in property tax per square meter, and even more Montpellier Méditerranée Métropole (20.69 euros) and Grenoble-Alpes-Métropole (20.93 euros). In the metropolises Nice Côte d’Azur (18.73 euros) and Aix-Marseille-Provence (17.53 euros) as well as Bordeaux Métropole (17.33 euros) or Toulouse Métropole (16.96 euros), the property tax per square meter is displayed well above the national average.
