It has become one of the most scrutinized elements during a real estate transaction. With the gradual ban on the rental of thermal strainers, carrying out an energy performance diagnosis (EPD), which makes it possible to measure the energy and climate performance of a home or building, is now an essential step for buyers and sellers. Between December 1, 2023 and November 30, 2024, no less than 4.1 million DPEs were in fact carried out throughout France, or 250,000 more than the previous year.
Unfortunately for owners, the cost of the diagnosis, carried out by one of the 12,174 approved diagnosticians in the country, is increasing in 2024. According to a study carried out by the Kiwidiag site, specializing in booking diagnostics online, the average cost of a DPE in France thus increased by +4.82% over one year to reach 180.54 euros for a three-room apartment, as of December 1, 2024. “In a context of strengthening regulatory requirements and increasing complexity of services, we point out that the increase in DPE prices is a necessity to guarantee the sustainability and quality of the services offered by real estate diagnosticians”comments Yannick Ainouche, president of the Interprofessional Federation of Real Estate Diagnostics.
To arrive at this observation, the Kiwidiag scientific team analyzed the prices of around 3,000 DPEs made on houses of 90 to 120 square meters and apartments of 60 to 90 square meters. The prices of diagnostics were collected on the three largest web reservation platforms in France, but also by direct contact with diagnosticians not listed on these same platforms. Please note that these prices include the travel costs of the diagnostician and the writing of reports. Furthermore, diagnosticians generally offer packs at decreasing prices per number of diagnoses, which are not taken into account in the study.

Price disparity according to geographic areas
In addition to estimating the average price of a DPE nationally, the Kiwidiag teams have established average prices according to departments, for apartments and houses. “We observe a disparity in prices depending on the geographical areas, with a tendency towards lower prices in areas where the supply of diagnosticians is greater, such as Île de France, Rhône, Nord or Bouches-du- Rhoneexplains the Kiwidiag scientific team. Conversely, areas with a lower supply of diagnosticians have higher prices.»

Thus, the average prices of a DPE for a three-room apartment with a surface area of 60 to 90 square meters vary between 139 euros in Lot-et-Garonne and 243 euros in Haute-Vienne. In Paris, owners must pay on average 158 euros to carry out the DPE of an apartment. Be careful, however, to choose your diagnostician carefully since some professionals offer abusive prices which can reach up to 630 euros per diagnosis in the capital, the most expensive diagnosis in France recorded by Kiwidiag.

Regarding houses with an area between 90 meters and 120 square meters, the average price of a DPE varies between 153 euros in Lot-et-Garonne and 202.97 euros in Doubs. The maximum prices recorded reach 620 euros in three departments of Ile de France, namely Paris, Hauts-de-Seine and Seine-aint-Denis. Note, as a general rule, that the larger the surface area of a home, the higher the cost of a DPE. This explains the difference in price of a diagnosis between houses and apartments.
