The price per square meter has still stagnated at Paris in the first quarter of 2025, according to data published by the notaries of Grand Paris this Tuesday, May 27. However, the capital is anything but cheap, with a Average price per square meter of 9,530 euros. Seven arrondissements stand out from the lot, however, with a square meter price fell below the threshold of 9,000 euros after two and a half years from a real estate crisis caused by the outbreak of credit rates. While before 2022, most of the Parisian districts displayed an average price of 11,000 euros per square meter, it does not exceed 7,530 euros today in the 19th century. Down almost 2% in the space of a year, this price in fact The cheapest district of Paris. The 19th century thus concentrates three of the most affordable districts in the capital: Pont-de-Flandre (7,330 euros per square meter), the Villette (7,340 euros per square meter) and America (7,390 euros per square meter).
In the other six districts, the square meter is negotiated on average beyond 8,000 euros. Slightly above the twentieth (8,100 euros), 13th (8,350 euros), 18th (8,450 euros) and 12th (8,480 euros), and well beyond in the 14th (8,850 euros) and XVE (8,720 euros). Note that the two cheapest districts in the capital are in the 18th century. These are The chapelwhere the square meter is worth 6,630 euros, a fall of 4.5% over a year and almost 20% in five years, and Goutte d’Orwith an average price per square meter of 6,900 euros, down almost 3% over one year and 15% over five years.
Almost all peripheral districts of less than 9,000 euros
Except for the 16th century bourgeois and the XVIIE BOBO, “All peripheral districts are less than 9,000 euros per square meter”summarize the notaries of Grand Paris. Of the peripheral districts Who had accused the highest price reductions in the first quarter of 2024 when they occurred in the center of Paris over the first three months of 2025. Five of the seven arrondissements under the 9,000 euros per square meter saw their average price drop from January to March. Starting with the 15th century (-2.2%), followed by the 18th and 19th century (-1.8%), then the 12th and 14th (-0.2%). And the price rise is still very low in the 20th century (0.7%) and the 13th (0.6%).
But how long will these still relatively affordable districts remain so? Thanks to a 25% rebound in the number of transactions in the capital in the first quarter, linked to the drop in credit rates and the anticipation of the increase in so -called notary costs on April 1, the notaries of Greater Paris expect an average price of 9,750 euros per square meter in July. Or a rise of almost 3% in one year.
