The price per square meter has still stagnated at Paris in the first quarter of 2025, according to data published by the notaries of Grand Paris this Tuesday, May 27. However, the capital is anything but cheap, with a Average price per square meter of 9,530 euros. Seven arrondissements stand out from the lot, however, with a square meter price fell below the threshold of 9,000 euros after two and a half years from a real estate crisis caused by the outbreak of credit rates. While before 2022, most of the Parisian districts displayed an average price of 11,000 euros per square meter, it does not exceed 7,530 euros today in the 19th century. And the price rise is still very low in the 20th century (0.7%) and the 13th (0.6%).

But how long will these still relatively affordable districts remain so? Thanks to a 25% rebound in the number of transactions in the capital in the first quarter, linked to the drop in credit rates and the anticipation of the increase in so -called notary costs on April 1, the notaries of Greater Paris expect an average price of 9,750 euros per square meter in July. Or a rise of almost 3% in one year.
