The threshold of 9,500 euros per square meter in Paris will soon be crossed … upwards. While the average price of apartments in the capital has been stagnating at this level for a year and a half, the notaries of Grand Paris have been counting on 9,650 euros Next October, a rise of almost 2% over a year. A figure which is certainly very far from 11,000 euros tutyed in the third quarter of 2020, when credit rates were flirting with 1%. But it is still a change of trend that seems to begin, after five years of decrease in prices, under the effect, in particular, of the flight rates in 2022 and 2023.
Half of the 20 Parisian districts Also displayed in the second quarter of 2025 an average price per square meter greater than 9,000 euros (see infographic). Starting with life and 7th, prized both with wealthy French families and foreign investors, with respective prices of 13,310 and 12,830 euros per square meter. Next comes the very international VIIIe (11,710 euros), followed by the four districts of the center of Paris (I, II, III, IVE, at 11,370 euros) and by the VE (11,350 euros).
Almost single to double prices between the 19th century and the 5th
Among the other 10 districts below 9,000 euros per square meter, only one is less than 8,000 euros, by far: the 19th. The average price per square meter fled 1.6% in the second quarter, over a year, in this Parisian eastern district, to fall to 7,430 euros. Logically, this is where you will find the cheapest district of the capital, namely Pont-de-Flandre And its 6,510 euros per square meter. A fall price of 15% over a year! Of the five most affordable districts in Paris, two others are in the 19th century but are more than 7,000 euros: America (7,290 euros, +2.7%) and the Villette (7,410 euros, +3.3%). Goutte-d’Or (6,940 euros, -2%) and The chapel (6,830 euros, -4.1%), in the 18th century, complete the list. Two districts which, like Pont-de-Flandre, offer prices less than 7,000 euros and still down.
Not chic enough for you? In Saint-Thomas Aquinas (VII), the average price per square meter plunged 7.4% in the past 12 months. A good deal? It depends for who! This district remains the most expensive in the city of Light 15,090 euros per square meterbefore that of the archives (III, 14,230 euros), Odéon (life, 14,070 euros), Faubourg-du-Roule (13,620 euros) and Sainte-Avoye (III, 13,610 euros).
