On average, on a national level, buyers have negotiated the price of their home down by -7.6% over the last twelve months. In detail, the discounts granted by sellers amount to -8.3% for houses and 6.7% for apartments. But the possible negotiation margins differ depending on the region. But unfortunately for buyers, the discounts granted by sellers are expected to diminish in the coming months. With the drop in mortgage rates, which reached 3.6% in September for loans spread over 20 years compared to 4.3% at the start of the year, buyers are gradually becoming more solvent. Sales agreements are finally starting to rise again and the number of real estate transactions is expected to pass the 900,000 mark in 2025, according to Se Loger and Meilleurs Agents, compared to around 700,000 in 2024.Competition will be tougher between players to acquire a property, so they will be less able to negotiate in the coming months.“, warns Olivier Descamps.
