Good news for aspirantsaccession to property. In this month of January 2025, you can borrow from rate of 3.30% (excluding insurance) over 20 years, on average, compared to 4.2% a year ago, according to Vousfinancer. That is a drop of almost one point, which, on the basis of a monthly payment of credit to repay 1,500 euros, allows you to borrow 265,000 euros today, compared to 242,000 euros in January 2024, i.e. 23,000 euros moreillustrates Sandrine Allonier, spokesperson for the broker.
But did you know that you can benefit from additional loans to your main property loan? One of them is the home loan granted by the Action Logement group, better known under its former name of “1% employer”. As its name suggests, this loan is granted at a rate of only 1%, excluding insurance. On its website, Action Logement cites the example of a APR (total effective annual rate, including insurance costs) of 1.30%, for a loan of 30,000 euros over 25 years, taken out by a borrower aged 35. This sum of 30,000 euros corresponds to the maximum amount of the accession loan, the duration of which cannot exceed 25 years oldas in this example.

What conditions must be met to benefit from it? First you must be employee of a private non-agricultural company employing more than 10 people. Then, your income must not exceed certain ceilings. For example, in zones A, said to be tense due to a demand for housing much higher than the supply, such as the Paris metropolitan area or those of Lyon, Lille and Marseille, the reference tax income of a couple must not not exceed 64,976 euros. A threshold which rises to 93,556 euros in the case of a family of four. The Action Logement home loan is also reserved for people who buy their main residence for the first time or who have not owned one in the last 10 years. The opportunity to clarify that only housing acquired as a primary residence is eligible for the home loan.
Still in terms of the typology of housing, the accession loan can finance construction, the purchase of a property in Vefa (sale in the future state of completion) in the private park or new social housing. In the former, only the purchase of housing from a HLM organization is eligible for the home loan, and energy performance diagnosis (DPE) must be between A and E, which excludes thermal strainers F and G. In 2024, Action Logement has granted 21,691 accession loans, compared to 25,599 the previous year, the group indicated this Thursday, January 16. A decline which “reflects the sharp slowdown in home ownership linked to the crisis context” real estate, he explains.
