A study reveals the average rental periods for houses and apartments in France, depending on the type of property. Here are the results.

This is a question that should interest many owners. What types of real estate are finding buyers most quickly on the rental market? A study published Monday January 6 by Immodirect, which is based on the rental of 1,000 homes in December 2024, provides some answers to this question. According to the online real estate agency, empty apartments are rented on average in 19 days in France, compared to 29 days for houses. For furnished properties, these durations increase to 21 days for apartments and 29 days for houses. An observation which can be explained by the strong demand for small housing, particularly in urban areas, and meeting the needs of young workers and students. “The demand for housing will not weaken in 2024, it will even intensify in urban and peri-urban areas. explains Arnaud Hacquart, founder of Imodirect.
In detail, the study specifies that the smaller a home is, the quicker it finds a buyer. Studios and two-room apartments are in fact rented in 18 to 22 days respectively, while three- and four-room apartments remain on the market for 34 days, and houses for up to 44 days. Shared rooms take 30 days to find a new occupant. Frequent tenant turnover, particularly due to seasonal demand from May to September, leads to a high risk of prolonged rental vacancy, which extends the average rental period for shared accommodation.
Also note that the amount of the rent is a determining factor in the rental duration of a property. Nationally, an apartment below 1,000 euros rent finds a buyer in just 18 days, compared to no less than 28 days for rents above 1,000 euros. Additionally, re-rental times are longer in relaxed areas, where housing supply equals or exceeds demand. Thus, an empty apartment will take only 17 days to rent in a tight zone, compared to 26 days in a relaxed zone. For furnished accommodation, the difference is less, namely 20 days compared to 23. On the house side, you must allow a delay of 29 to 31 days if the pavilion is empty and a little longer if it is furnished (30 to 38 days) .
To conclude, let us point out that among the top three French cities, namely Paris and Ile-de-France, Lyon and Marseille, it is Lyon which displays the highest rental tension. Thus, empty apartments are rented in just 11 days in the capital of the Rhône-Alpes region, compared to 17 days in the Paris region, and 15 days in the Marseille metropolitan area. Rental demand is also very strong in the Lyon metropolitan area for empty or furnished houses, which find buyers in just 17 days, compared to 27 days in the Marseille metropolitan area and 37 days in the Paris region.
