In this town in Hauts-de-Seine, a rental announcement receives on average 64 applicationsaccording to data published on February 21 by the Manda real estate group for the fourth quarter of 2024. This ratio is even higher than that, already very high, of Paris, where A rental advertisement is the subject of 44 applications. By way of comparison, The average ratio in France is 13.5. Above all, the number of announcements per advertisement jumped 30% in Clichy in the space of a year, while it dropped 46% in Paris. This movement of postponement of a large metropolis to peripheral cities is observed in other regions. In Lyon, the number of applications per rental ad plunged by 20% between the fourth quarter of 2023 and the last quarter of 2023, at 14. An evolution that Manda attributes to “The increase in rents”there again despite their supervision, and “Increased competition with other less expensive cities”like Villeurbanne and Vaulx-en-Velin, in the Lyon suburbs. In the north of France, it is Tourcoing which presents itself as a Lille reporting market, with a 221% flight of the number of applications by ad in a year. A number which is still only seven on average but, “When you compete with six other candidates, you have little chance of having the apartment”underlines Eytan Koren.
Bordeaux acclaimed by students and young workers
In contrast, “In Nancy or Caen, with a well put together file, there is little chance that the rental escapes you”he observes. The number of applications received by rental ad amounts to only three to Nancy. Manda sees it “An opportunity for students, who benefit from attractive rents near the University of Lorraine and less competition” than in a city like Bordeaux.
In the Gironde prefecture, the average number of candidates per rental ad flamed by 79% in 12 months, reaching 27. “Bordeaux denotes most of the other major cities”underlines Eytan Koren. He invokes “An attractive living environment, A cost of living below those in Paris and Lyonas well as the presence of prestigious universities, such as Sciences Po ”. With the opening of new training in the city, “Parcoursup and my master’s systems may have played a role in redistribution of students on the territory, contributing to a notable increase in student candidates in Bordeaux”adds the manager. Result, students and young workers represent no less than 87% of candidates for rental in the city.

Marseille, another alternative to Paris and Lyon
Another big city which stands out as an alternative to Paris and Lyon: Marseille. The number of applications per rental ad in the Marseille city jumped 34% in one year, to 17. “Bloved local economy, competitive cost of living, Mediterranean climate, more affordable housing … The thirties, in search of quality of life and larger areas, are more and more numerous in Consider Marseille as an ideal alternative. While they represented only 12% of candidates for rental in 2023, this figure increased to 19% at the end of 2024 ”Manda analysis.
