SCPI: The ranking of all the yields of the year 2024

Civil real estate investment companies served very different yields from one SCPI to another last year. Here are all the distribution rates of the 2024 vintage.

The big gap. For associates of civil real estate investment companies (SCPI), the performances were contrasting in 2024 to say the least. Between a maximum of 11%… and a floor at 3%, or even less, for the less good students of the past year, never the Distribution rate difference (TD, equivalent of yield) had not been so important between the various players in the sector. The average yield of SCPIs, announced at 4.72% by the French Association of real estate investment companies (ASPIM), therefore hides many disparities.

But what was the performance of your investment vehicle last year? On what SCPI Bringing if your first criterion is performance? A list that shows that the highest yield goes to the MNK Partners SCPI Reason, with an impressive rate of 12.60%. But beware, just like Edmond de Rothschild Europa (Edmond de Rothschild Reim) and its 9.66% or Osmo Energy (Mata IM) with 9.33%, these are annualized performance. Clearly, these SCPIs launched in 2024 – in total in number – did not pay dividends over an entire year.

A maximum of 11.18% for the SCPI comète

“It should be noted that for the SCPIs created during the year 2024 which communicate on the basis of an annualized rate, the distribution rate is not comparable to that of SCPIs which have a longer history”explains the IEIF. The most efficient SCPI palm over the whole of 2024 therefore returns to Comète and its distribution rate at 11.18%. The vehicle of the management company Alderan is ahead of Sofidynamic (Sofidy) and its 9.52% and transitions Europe (Arkéa Reim, 8.25%). Discover the entire classification in our table.
