Taking out a loan to buy a home in the capital remains difficult for many households and they must then turn to the suburbs to find an apartment of a reasonable size, at a more affordable price. In several districts of Paris, prices still easily exceed €13,000/m², report our colleagues from Figaro Immobiliermaking the purchase of a three-room apartment – one of the most sought-after properties on the market, particularly by young couples – inaccessible for a very large number of buyers.
Among the options then available to buyers and first-time buyers looking for proximity to Paris, certain municipalities appear to be good compromises: this is the case of Saint-Ouen, Montreuil or even Ivry-sur-Seine. But which one really represents the best real estate investment opportunity? At the gates of the capital, a city displays solid assets and remains unknown to Parisians ready to move away to gain a few additional square meters.
It even recorded a drop in prices of 5% over one year, according to the site Observatory Individual to Individual and, yet, it is only a few kilometers from the capital by car, the two cities being separated by only a bridge to cross… In terms of public transport, there is the RER D as well as metro line 8 and, soon, metro 15.

The city, which has increased its construction programs in recent years, particularly in the south of the town by gradually destroying an HLM district with a bad reputation, offers its residents redeveloped banks – the Seine flows alongside – ideal for walking. Cycle paths, which are in full development, also facilitate gentle travel to neighboring communities and reinforce the appeal of a more breathable environment than that of the capital. In addition, Alfortville is also home to an aquatic center, a small cinema and even a tennis club.
