No need to redecorate the living room or invest in brand new kitchen. To seduce a buyer, what happens in his head counts as much as the decor. And that, the real estate pros have understood this.

You have repainted the walls, stored the toys, makes the cat’s litter disappear. The living room breathes, the house is clean, clear, well appointed. Each room seems in its place: the children’s room, the family kitchen, the welcoming entrance. Whether you sell alone or accompanied by a real estate agent, everything seems to be together to convince. And yet, the visits are linked, without follow -up. A light? A more neutral sofa? A more convincing speech? Maybe. But there is often a forgotten detail: the atmosphere of the house. The one who does not jump out, but who prints in the brain. The one who transforms a simple visit into a desire to settle. A discreet, but essential ingredient, that good residential real estate professionals can perfectly dose, by creating a staging of the imperceptible, but formidably effective daily life.

When you buy a good, you don’t just assemble a surface and walls. We imagine a life, we project a future. The real estate expert, Terry Fisher, is categorical: “Selling a house is as much a question of emotion as of logic. Buyers do not just look at the plans: they react to the atmosphere that space gives them. And some unusual tips can really tip the scale.” A plaid on an armchair. A warm light. A well -placed mirror. Sometimes even … a bowl of lemons in the kitchen. Indeed, studies in sensory marketing show that our decisions are largely influenced by what we perceive without realizing it. A smell, a color, a sound. It only takes a small trigger to create a feeling of comfort. And comfort is what opens the door to purchase.

This is where the famous cunning comes in. The one that real estate agents use in a witness house. The one that works, really. It is simple, but terribly effective: cook a cake or cookies just before a visit. Not to offer them. Not to eat them. Just for the smell. The smell of hot dough, melted sugar, brown butter. The one that recalls the snacks, Sundays, the family house. “People associate homemade pastry with heat, hospitality and safety. Simple fact of serving a fresh bread or cake can contribute to the atmosphere”, tells Terry Fisher.

As you can see, the next time potential buyers will take your doorstep, do not forget to slip one of your favorite oven preparations. You might make a crush!
