Project manager at Little Worker, Martin Macarez arranged to meet us in the center of Bordeaux. Here we are on the first floor of an old building which has two floors. It is on this small surface area that his client, looking for a first rental investment, has set his sights. Previously occupied by the granddaughter of a retired couple, the studio was neither optimized nor to the taste of its new owner. So everything was about to change. Initially, this 23 m² suffered from a DPE E, which was ultimately not so bad given the condition of the premises. The windows, recently replaced, saved the furniture. It hadn’t been renovated for at least twenty years, the electricity was no longer up to standard, there were gas bottles under the kitchen worktop and plaster-effect wallpaper everywhere… Not to mention the paneling on the bathroom ceiling, as well as a bathtub curtain that seemed to have had its day. Finally, old linoleum made the floor bland and there was no place for the washing machine.
A small, well-designed space that combines thermal comfort and careful decoration
The work began with bringing the electricity and plumbing up to standard, before completely rethinking the technical rooms, which are the kitchen and bathroom. Who says energy renovation, says insulation of walls and slopes – a technique which consists of installing insulating materials on the inclined parts of the roof – “Because there is no one above”specifies Martin and the mezzanine was therefore in great need of it! Enough to guarantee an ideal temperature in T1 bis, whatever the season. Furthermore, particular attention was paid to aesthetics to make these 23 m² clean, comfortable and pretty.
