This London investor owned a two-room apartment under the roof in the Bellevue district on the heights of Lyon. Despite this very good location, the property was unfortunately a real thermal sieve. Well aware of this drawback, the owner wanted to reduce energy costs with renovation work. That was good news, he had just acquired the other part of the landing, made up of three attics. He wanted to combine these rooms with his accommodation, located on the same floor, in order to offer a larger apartment with two bedrooms rather than one, more attractive for the rental market. To carry out this major project, he called on Little Worker. Philippine de Smedt, interior designer and study and design project manager within the agency, managed this project from design to delivery.
Redo everything from top to bottom
If there were improvements to be made on the two-room apartment, the biggest one concerned new acquisitions. “There was a load-bearing wall to open about two meters and we re-insulated all the walls.” In the new property, the floor was stone and not very straight: “it was really in an attic state”insists Philippine de Smedt. And we can see it very well in the photos. For the floor, the owner chose laminate parquet. In the two-room apartment, all the radiators have been changed for more efficient models and all the paintwork has been redone. A good refreshment which was necessary. With these additional square meters, the plan has also been redesigned. The first apartment now accommodates a large living room with open kitchen and a bathroom. The attic has been converted into two bedrooms with an office. The whole has kept the charm of an apartment with its exposed beams, plus comfort.
