The rental market is still tense in the capital. According to a study carried out by the site specializing in real estate advertisements Bien’ici, the stock of properties for rent is currently at its lowest since the summer of 2022 in Paris. Around 5,000 homes were available for rent in September 2024, a drop of around 30% compared to 2021.About 50% of the properties available for rental to return to a normal situation», comments Régis Sébille, head of analyzes at Bien’ici. The situation has gotten even worse in recent months since the number of available studios has plunged by -14% in Paris this summer compared to the same period in 2023. A situation which can be explained in particular by the holding of the Olympic Games last summer , which complicated visits to certain neighborhoods close to the Olympic sites.
“Usually, we observe an increase in the supply of properties for rent in August, this is often the period when leases end, particularly for students. But this year that was not the case, there was very little turnover», continues Régis Sébille. Although it is generally very complicated to find a rental in Paris, the situation is far from uniform throughout the city. As proof, Bien d’ici analyzed the number of properties available for rental in each district of the capital. Obviously, this is not an exhaustive overview of the rental market since we are only talking here about advertisements from the Bien’ici site. But this still allows us to identify a trend representative of the neighborhoods in which it is the most difficult to find housing.
Thus, according to Bien’ici data analysts, the rental supply is extremely limited in the center of Paris. The very touristy 1st, 2nd, 3rd and 4th arrondissements of the capital each have less than a hundred properties available for rental, out of the 5,000 in the city of Paris. The market is also particularly tight in eastern Paris, where rental supply is also limited in the 12th, 13th, 14th and 20th arrondissements (less than 4% of the total available properties). Conversely, if you are looking for an apartment, you will have a much better chance of finding the property of your dreams in the 15th and 16th arrondissements of the capital, two districts which each have between 500 and 700 properties available. for rental on the Bien d’Ici website. Note that small spaces (T1 and T2), which are the most demanded properties, represent two thirds of the rental supply in the capital.
