When everything falters, old reflexes return. According to a survey of Notary Services, 40% of French people would still choose real estate rather than thegold to place 100,000 euros. The stone remains ahead, despite rates around 3.30%fiscal tightening and DPE become a major criterion for nearly 60% of buyers.

The paradox is there: while 41% anticipate a drop in prices and 32% an increase, real estate continues to embody security. “The French, what they love is the Booklet AL’life insuranceTHE funds euro and the main residence. We won’t make them change”observes Eliott Amsellem, wealth management advisor.

Real estate: the safe haven that resists

Despite the rise in rates and the constraints linked to DPE, the main residence remains the heritage priority. Property reassures, protects against rising rents and remains deeply anchored in French culture.

“Many talk about a transaction crisis, but that’s not what I feel. On the contrary, things are going really well again. There is a real appetite and the French still want to be owners”underlines the expert.

On 100,000 eurosthe strategy rarely consists of investing entirely in real estate. The main residence often remains the priority, but it is generally accompanied by security savings and a life insurance to diversify the heritage. “We would easily keep 30,000 to 40,000 euros for a real estate contribution »explains the wealth management advisor.

Life insurance: the real favorite investment of the French

In practice, the main safe haven investment remains life insurance. More flexible than real estate and more profitable than most regulated savings accounts, it remains the preferred investment of the French, in particular thanks to its taxation and its transmission capacity.

“Life insurance, in general, for me, is the best combo”estimates Eliott Amsellem. THE fund in euros still show yields around 2.5% to 3%sometimes more depending on the contracts and the bonuses offered on large payments.

They make it possible to secure capital while retaining a share ofunits of account to seek greater performance in the long term. “Many would easily put 50,000 euros above “specifies the advisor. THE Booklet ATHE LDDS or the THE P above all keep their role as a precautionary mattress.

Gold seduces in the imagination, less in reality

L’gold retains its image as a safe haven, but it remains in the minority in real choices. The study of Notary Services shows that only 17% of French people would favor gold to place 100,000 eurosfar behind real estate.

“I have never seen a CGP firm massively recommend buying gold”says Eliott Amsellem. According to him, this asset mainly concerns very large assets or marginal diversification logics. Absence of return, complex resale, volatility: for the majority of individuals, gold is more of an old wealth reflex than a real investment strategy.

Young worker, executive, senior: the strategy is changing

The right placement depends above all on the profile. “There is no right answer. A person from 60 years old does not have the same strategy as a money saver 20 years »recalls the advisor.

For an active young personthe priority remainsbank leverage : build up a minimum contribution then use the credit to invest. “You should never spit on bank leverage. This is the basis of enrichment”he emphasizes. For a setting with children, “thelife insurance remains central but with more euro funds to secure capital and prepare for transfer”.

For a seniorthe objective becomes the retirement supplement: “a more prudent allocation, mainly in euro funds, makes it possible to generate a regular return without taking excessive risk.” explains Eliott Amsellem

Ultimately, the biggest mistake is often to seek absolute security, by leaving all your capital in poorly profitable investments. In the long term, accepting a measured share of risk is often more effective than wanting to protect everything. “The best investments are often those that are built over the long term. Keeping it simple is often the best solution”he concludes.
