What do young people dream of when it comes to real estate? From an apartment in the heart of a big city to get to the gym in five minutes and down to the local bar even faster? No way ! Like previous generations, more than three-quarters of 18-24 year olds surveyed by Qualitel dream of a detached houseaccording to the last barometer produced by the association. And not a 19th century millstone but a new house, for 69% of them. It is therefore with a “real relief” that a young couple had welcomed the Prime Minister’s promise to reopen the zero-rate loan (PTZ) to financing the purchase of new houses in 2025, confided a young couple to Capitala few weeks ago.
Weary! Threatened with censorship by the opposition parties, Michel Barnier will undoubtedly no longer be Prime Minister on Wednesday and, with his government, the finance bill for 2025, which contained this measure of extending the PTZ to homes, will disappear. But another solution presents itself to the young couple to buy a new house that is not too expensive. In the current context of the real estate crisis, with credit rate still above 3%, the manufacturer Hexaom is in the process of“industrialize” an offer he launched a few years ago, “the house for less than 100,000 euros». For this price, the buyer becomes the owner of a house of around fifty square meters, “evolutionary”that is to say, he can expand according to the changing needs of his family and, above all, his financial means. An expansion which involves the conversion of the attic and/or the transformation of the garage into habitable rooms.

Not “low-cost”
Nothing to do with the houses at 100,000 euros launched around twenty years ago by former minister Jean-Louis Borloo, aimed at very modest households. Steve Beaudel, sales and marketing director of Hexaom, refutes any idea of “low-cost”. “The construction materials are of quality. If we manage to sell these houses for less than 100,000 euros, it is because we work with our industrial partners on more standard joinery dimensions and frame lengths. What is expensive is tailor-made”he explains to Capital.
Guillaume bought one of these progressive houses five years ago. “I paid for it 95,000 eurosfor an initial surface area of 62 square meters”he explains. Important clarification, this price excludes…purchase of land. “For the 565 square meters of land, I paid 80,000 additional euros”indicates Guillaume, who had his house built in Seine-et-Marne. “In Alençon (Orne), we can find this area of land for 20,000 to 30,000 euros. In the Paris region (where land is scarcer), it’s more expensive”recognizes Steve Beaudel.

Less than a year after purchasing his house, with his first daughter on the way, Guillaume enlarged it by converting the attic. “Initially, we had a living room of 33 square meters, two bedrooms and a bathroom. The conversion of the attic made it possible to add two additional bedrooms and toilets. We now have approximately 100 square meters of living space»says Guillaume. A first expansion which cost some 15,000 euros, and which will soon be followed by a second, with the transformation of the garage into bedrooms and bathrooms, the garden being large enough to park cars.
The trouble, this work? “No becauseWater inlets and part of the insulation are planned during construction of the house, it being called upon to evolve”replies Guillaume. The same goes for the attic floors, which are reinforced from the start by the builder, with the owner a priori having to fit them out one day or another. Of course, “you have to be patient, there may be small delays and it is not always easy to have work done at home with young children, recognizes Guillaume. But to have a 100 square meter house right away, you would have had to spend a lot more money!”
New houses: finally the drop in prices, with the return of first-time buyers?

Hexaom’s target, with these houses priced at less than 100,000 euros, are first-time buyerslike Guillaume, who generally have little personal support, but also single-parent families who do not wish to find themselves in an apartment after a separation. Without forgetting rental investors, who will no longer be able to benefit from the Pinel tax advantage in 2025, due to its disappearance. “The need is there, we are recording four to five requests each day for this offer »says Steve Beaudel. No wonder some competitors are also present in this niche, such as Beabeau Seguin and her 50 square meter house for less than 100,000 euros, with a convertible area of 48 square meters.
